In the past few weeks I have become unhealthily interested in current house prices and the fact that we seem to be at the apogee of a huge house price bubble.

Reading this rather over long article seems to encapsulate many of the problems.

Anyway I have been here before in the 1990's and lost money in the last crash and I am hearing all of the same things as before 18 years ago.

Such as

"House prices only ever go up"

Sealed bids for properties.

Mass veiwings

"It is different this time"

But this time the market has been skewed by the massive increase in the Buy to let market which doubled in the past 18 months alone ( It did not really exist before 1999) with investors scared of missing the escallator. 70% of property sold in London in the past 12 months was sold to the Buy to Let Market - pricing out the First Time Buyers. Infact rents have not gone up for 3 to 4 years and there are now many nicer properties now avaliable for rent. Infact many BTLers are not covering their costs as they fail to account for maintenence and voids in lettings.

Many of the Buy to Let-ers are gearing themselves on 100% interest only mortages with as little down as 5 or 10%, and then not renting the property out because it is to much hassle but hoping the property will continue to appreciate. Some are withdrawing equity on existing property to invest in new property.

With perhaps another two interest rate rises due in the next two months - some of the people are going to squeak.

I see trouble ahead.

It's a minefield huh? I hear all the time that the bubble is about to burst, have been hearing it since I came to the UK 4 1/2 years agao.

But now the banks seem to be limiting the fixed interest rate deals which has spooked me more than anything else.

I am thinking of buying an investment property in the not to distant future but maybe I shouldn't!
