We have recently advertised in the gay section of Gumtree our spare room to let and we have found someone who is in his late 30's wanting to start out again after splitting up with his ex who now lives 250 miles away.

Any pointers at what to be careful about and can i download lodger agreements from anywhere?

Any info would he useful

are they in full time employment and in what career?

do they have references from previous landlords?

have they shared before with people that aren;t family or partners?

do they have any unusual (esp. loud) hobbies like playing the drums?

do they run a business and will they want to run it from your house?

are they likely to bring back lots of partners for one night stands, etc?

are they happy with the rules you have laid down, ie their share of the bills, or was there an issue?

I searched for a general tennancy agreement and adjusted that as I see fit. I don't allow any guests to stop over but I do allow guests. No smoking and I have a clause in mine saying that I will include the utilities (except c'tax) on the agreement that if there is an abuse of the gas & electric then a contribution must be made.

I also print out the phone bill monthly and any that are not mine are highlighted for him to pay.

I've had 2 lodgers so far.

Oh, PLEASE don't fall for the Western Union scam, I did and ended up £4k in debt!!!!

No he will have to find a job when he is here, but has enough funds to pay for 3 months rent in advance and deposit.

No he lived with his previous partner

Never asked but will find out

Reading, watching TV/DVD's and computing

Nope,

That was rule number ONE

are they happy with the rules you have laid down, ie their share of the bills, or was there an issue?

Yes, he is more then happy, everything is inclusive except food and landline phone, he offered to share in the cost of those too

And he has assured me that his Ex will not be told of his whereabouts
