How much should a lodger pay?

photoHi I'm John, relatively new to Birmingham (but spend most weekends in Manchester), moved down with work. I am looking to increase my social circle here. Been a member of Out on and off over the years and thought it a good place to start to meet new people in the area. PIC is uploaded just awaiting approval !

I have recently taken in a lodger to live in my main home in Manchester. The house is in suburbs, not particularly central.

Its an old 3 bed semi with offroad parking. Lodger has a double second bedroom with tv/freeview and dvd player. He is only here Monday to Friday as its a work thing as he heads back South for weekends. I stay in Birmingham week days and back at weekends so its perfect we both get the house to ourselves when we are here.

Theres a garden 42inch TV with sky and 10MB BB connection. Seperate lounge, dining room and kitchen bathroom with bath and seperate shower cubicle with power shower.

His payment includes ALL bills with the exception of he pays the additional 25% of Council Tax as no longer single occupancy. He gets his bedding and towels changed regularly, and things such as washing powder/liquid/loo roll/kitchen roll etc he just uses and I replace.

Now my mates think I am a MUG as I aint charging enough. Whilst I appreciate people cant take into consideration the location (it aint a bad area) what would you expect to pay for such an arrangement?
